Commercial exterior cleaning for properties across the North West

One-off deep cleans and planned exterior maintenance for managed property across Bolton, Greater Manchester, Cheshire, Lancashire and the wider North West, quoted in writing for the site in front of us.

The problem

Why commercial exteriors are handled differently

A commercial exterior is judged before anyone reaches reception. Entrances, paths, paving, car parks, yards, communal areas, render, cladding, gutters, fascias and soffits all weather at different rates, and the surface that looks worst is not always the one that matters most to the people using the site.

The constraints are the difference. Trading hours, pedestrian routes, deliveries, tenants, residents, pupils, patients and guests all continue while the work is going on, so the sequence, the timing and the segregation matter as much as the cleaning method.

We work with property and facilities management, hotels and hospitality, schools and education sites, care homes, retail parks and shopfronts, offices, industrial units, and apartment blocks and communal developments. Graffiti, chewing gum, grease and general contamination are assessed individually, because how much can be improved depends on the substrate and how long the marking has been there.

Every site is quoted in writing after assessment. We do not publish fixed commercial rates, because scope, access, frequency and site restrictions change what the work actually involves.

What the service involves

Commercial exterior cleaning covers car parks, forecourts, service yards, bin stores, walkways, cladding, signage, shopfronts and graffiti or vandal staining for shops, offices, schools, car parks, industrial units, pubs and restaurants, apartment blocks, hotels, property management and facilities management companies. Work is scheduled around trading hours so access and operations are not disrupted.

Our NII Hot Skid 21LPM hot water pressure washing system is genuinely useful where grease, oil, chewing gum, spray paint, paint spills and marker staining are the problem. It is not used everywhere — the method still depends on the substrate and its condition.

Our method

How we approach commercial exterior cleaning

  1. 01

    Assessment

We survey the site, agree scope, access, timing and any site induction requirements, and identify existing damage.

  2. 02

    Protection and site set-up

Working areas are segregated as required, pedestrian routes maintained and adjacent surfaces protected.

  3. 03

    Pre-treatment where needed

Grease, gum and organic growth are treated first to reduce the force needed to remove them.

  4. 04

    Controlled cleaning

Rotary cleaning, hand-lancing and hot water from the NII Hot Skid 21LPM system are used as the surface requires, working in planned sections.

  5. 05

    Rinse and controlled clean-up

Run-off is managed to the drainage available, debris removed and the area handed back clean and safe.

  6. 06

    Inspection and reporting

We walk the site with your representative and supply before-and-after photographs for your records or managing agent.

What's included

Every commercial exterior cleaning visit

  • Out-of-hours and night scheduling
  • Public liability cover; RAMS on request
  • Chewing gum and oil stain removal
  • Single visits or rolling contracts
  • Presents the site properly to customers, tenants and visitors
  • Reduces slip risk on walkways, ramps and service areas
  • Out-of-hours scheduling keeps trading and access unaffected
  • Photographic records suitable for managing agents and facilities teams
  • Regular schedules are quoted at a lower rate than one-off visits

What affects your quotation

Why we price each property individually

  • The areas in scope: paths, entrances, paving and communal areas, car parks, yards and loading areas, render and exterior walls, gutters, fascias and soffits
  • The type of contamination — organic growth, graffiti, chewing gum, grease or general soiling — and how established it is
  • Access, working at height requirements, segregation and whether work must be completed outside normal opening hours
  • Whether the requirement is a one-off deep clean or a planned exterior maintenance programme
  • Site paperwork required, including RAMS, inductions and permits, and the level of photographic reporting wanted

Every quotation is prepared for the property in front of us. Tell us the surface, rough size and access and we will confirm the method and the price.

Surface care

What we agree before starting on site

  • Scope, sequence and timing are agreed in writing, including out-of-hours or weekend work where that has been agreed.
  • RAMS are available where required, and site inductions or permit systems are completed before work begins.
  • We carry £5 million public liability insurance, and evidence of cover is provided on request.
  • Pedestrian routes, entrances and trading areas are kept usable, with working areas segregated as the site requires.
  • Results are described honestly: heavy staining, ingrained grease, worn surfacing and aged coatings may improve rather than disappear.
  • Existing defects — failed surfacing, worn line markings, damaged cladding or defective drainage — are reported rather than repaired as part of the clean.
  • Photographic reporting is provided where practicable, in a form suitable for managing agents and facilities teams.

How we reduce the risk

  • A walk-round inspection before anything is switched on, so existing defects are noted and shown to you
  • Method, pressure and nozzle selected for the substrate rather than a single setting used everywhere
  • A small test area in a discreet spot where the surface is unusual, delicate or of unknown age
  • Adjacent surfaces, planting, air bricks, vents and paintwork protected or avoided as appropriate
  • Anything we find part-way through — a loose slab, a failed joint, a cracked tile — raised with you before we continue
  • Written quotations, risk assessments and method statements supplied on request before work starts
  • One-off cleans and 24/7 emergency callouts available, priced case by case on distance, size and scope

Being straight with you

What cleaning cannot put right

  • Failed tarmac, potholes and structural surfacing defects
  • Worn line markings, which need re-marking
  • Permanently contaminated substrates
  • Damaged or oxidised cladding panels

Keeping the result

  • Agree a visit frequency that matches footfall and traffic rather than waiting for complaints
  • Deal with the source of grease or run-off where there is one
  • Keep gullies and interceptors serviced so future visits are more effective

Where a surface would genuinely benefit from protection once it is clean and dry, ask about exterior surface sealing.

Before we start

How we plan the job on the day

The right method for the surface, not simply more pressure. Before anything is switched on we look at what we are actually cleaning: the material, the contamination on it, the condition it is already in, and whether there is cracking or earlier repair work that needs treating carefully.

We also check the practical side. An outside tap is preferred so we do not have to run hoses through your home; where an indoor tap is needed, we agree a safe hose route, take the hose out carefully and keep the connection monitored and secure. The water flow affects how quickly our equipment or water tank refills. Access, nearby walls and render, planting and delicate areas are all noted so they can be protected or worked around.

If there is no outside tap, it helps to mention it when you enquire. It is easily worked around, but it is better known in advance than found on the morning.

Photographs and existing damage

A clear record of how we found it

We often photograph the area before we begin — existing damage, previous repairs, heavy staining and areas of obvious wear. It gives an honest record of the property's condition, and it gives you a genuine before-and-after comparison once the work is finished.

If we find a defect, we would rather point it out than quietly clean over it. We will show you what we have found, adjust the method around the weaker area where that is sensible, and if continuing could do more harm than good we will stop and talk it through. Sometimes the right advice is to have another suitable tradesperson look at it first.

We would rather work carefully around a problem than knowingly make it worse.

What to expect

Realistic results from the surface you have

Cleaning can make a very large difference, but it cannot undo age. Weathering, worn surfaces, permanent staining, previous repairs and colour variation may still be visible afterwards. What we aim for is the best sensible improvement from the existing surface, and we will say so before we start if we think the result will be limited.

We carry £5 million public liability insurance. Evidence of cover can be supplied to managing agents or facilities teams on request.

Out-of-hours, early morning and weekend working can be arranged where it has been agreed in advance. The schedule is set around trading, access and site restrictions so disruption is kept as low as is practical.

Yes. As well as one-off deep cleans, we can plan exterior maintenance on an agreed cycle so surfaces are kept in condition rather than allowed to decline into a heavier restoration job. The interval is set per surface and per site.

Every site is quoted individually in writing after the areas, access, contamination, timing and paperwork requirements have been assessed. We do not publish fixed commercial rates, because the scope is what determines the work.

Photographic reporting is provided where practicable, covering the condition found and the condition on completion, in a form suitable for records or a managing agent. Send us photos and site details, or request a quotation, and we will confirm what can be assessed remotely and what needs a site visit.
