The signs worth looking for
Almost everything useful can be seen from the ground, from an upstairs window of a neighbouring elevation, or with a phone camera zoom. You are looking for depth and spread rather than a light green tint.
- Moss standing proud of the tile surface, especially in thick cushions along the lower courses.
- Moss and grit collecting in the gutters, or washing out at the base of downpipes after heavy rain.
- Valleys, chimney abutments and behind-parapet areas filling with growth so water cannot run freely.
- Fragments of moss regularly appearing on the drive, path or lawn below the roofline after wind.
- Overflowing gutters in heavy rain caused by material coming off the roof rather than falling leaves.
- A damp line, staining or persistent green growth on the wall directly below the roof edge.
When moss is cosmetic and when it matters
A thin film of moss and lichen on a sound, well-drained roof is mostly an appearance issue. Plenty of roofs across the North West carry some growth for years without consequence, and there is no need to treat every green tile as urgent.
It becomes worth addressing when the moss is thick enough to retain water against the covering, when it is repeatedly blocking gutters and valleys, or when the roof is already older and the covering is porous. Standing water and blocked drainage are the mechanisms that cause problems — the moss itself is the carrier.
If you are seeing damp internally, missing or slipped tiles, or a valley that clearly cannot drain, that is a reason for an inspection rather than a clean.
Why the North West climate encourages growth
Moss establishes where surfaces stay damp. Bolton and the surrounding towns get consistent rainfall, and roofs here often sit in shade from mature trees, neighbouring properties or hillsides. North-facing pitches dry slowest and green over first.
Roof pitch and covering both play a part. Shallower pitches shed water more slowly, and older concrete tiles with a weathered surface hold moisture more readily than smooth slate. None of this means a roof is failing — it explains why two houses on the same street can look very different.
What roof cleaning costs
Roof cleaning and moss removal starts from £450 for a standard semi-detached property. The figure depends on the roof size, pitch, covering, access and how much moss has built up, so it is a starting guide price rather than a universal fixed quote.
Photographs of each elevation and your postcode are usually enough for an initial figure, and every quotation is free, written and confirmed before work is booked.
How the work is actually carried out
The roof is assessed first: covering type, pitch, condition, access and whether there are already slipped, cracked or brittle tiles. If we think the covering will not tolerate the work, we say so before starting.
Moss is then removed manually using appropriate tools rather than by high-pressure washing. Where it is suitable, an appropriate low-pressure soft-wash treatment follows, and that treatment continues to work on remaining growth after the visit rather than finishing on the day. Gutters usually need clearing afterwards, because the removed material has to go somewhere, and drainage is checked as part of finishing the job.
Photographs are taken before and after so you can see what was actually up there and what condition the covering was in.
What not to do
Do not pressure wash a roof covering. It is the most common cause of avoidable damage: it strips the granular surface from concrete tiles, breaks brittle slate, disturbs bedding and can drive water under the covering.
Do not walk the roof to scrape moss off by hand. Roof coverings are not designed to be walked on, and the damage is often not visible from the ground until it rains.
Do not assume cleaning will fix a defect. If a tile has slipped or flashing has failed, removing moss will make the roof look better without changing the underlying problem.
